Where can I find The Triplets?

The Triplets will be built on the last available plot of land in Oostenburg, a hidden city district with its own character. It’s a green, rugged urban neighborhood that remains shielded from mass tourism and exudes a sense of intimacy. Surrounded by water, Oostenburg creates a unique living environment. The island still preserves its shipyard and maritime heritage with the Van Gendthallen and Hall 1929, while modern boutiques and restaurants are now also finding their way to this island.

Why do I need to have an account?

If you're interested in a property at The Triplets, we recommend creating a personal account on the website. In this account, you can indicate your property preferences during the orientation phase and register for a property as soon as sales begin.

Residential program

How many homes will there be?

The Triplets consists of three buildings, each with its own unique character. They differ in shape, color, and materials, yet together they form a striking and harmonious whole. The Triplets offers 21 owner-occupied apartments and 3 townhouses, each with its own personality and outdoor space, from cozy two-bedroom apartments to spacious urban penthouses or townhouses. The range of homes is surprisingly diverse, with living areas spanning from around 52 m² to 57 m².

Is there an obligation of self-housing?

Homes in The Triplets are subject to a self-occupancy obligation. 

What type of houses will be built

The housing offer is surprisingly diverse, with living areas ranging from around 52 m² to 157 m². 

Pricing information available?

How can I register for a home purchase?

Will there be rental apartments in The Triplets?

No, there will be no rental apartments in The Triplets. All the homes in The Triplets are for sale.

Planning

When does the sale start?

The sale of the homes is expected to begin around the summer of 2025. We’ll be happy to keep you updated on the latest developments. As soon as sales start, we’ll notify you immediately, and you can request a free, no-obligation orientation meeting to gain priority in the allocation process.

When does construction start?

Construction is expected to start in the first quarter of 2026. The building period will take approximately 1.5 years, with completion expected in summer 2027. Please note: these are preliminary estimates and may be subject to change.

When is the completion date?

The completion of the homes is expected around the summer of 2027. This is an initial estimate and may still change.

Finishing level

Do the homes come with a kitchen?

The purchase price includes an amount for a kitchen including built-in appliances. At THUIS - the showroom, the kitchen can be customised and arranged as you wish. The kitchen will be installed after completion. 

Do the houses come with a bathroom and toilet?

The apartements are delivered with a complete modern bathroom and sanitary ware. The bathroom is fitted with a washbasin, walk-in shower, tiled floor and walls and an electric radiator. At THUIS - the showroom, you can put together your bathroom entirely according to your own taste and wishes.

What energy label do the properties have?

The homes are highly energy-efficient and sustainable. The exact energy label is still being calculated and will be known soon. 

What's the standard ceiling height?

The standard floor height is 2.60 metres.

How will the homes be heated?

The houses are heated by a heat pump from Eteck. Eteck has installed an individual closed soil loop. The individual closed soil loop goes deep into the ground and stores energy there. This energy is utilised throughout the year by the heat pump, which supplies heat, (cooling) and hot tap water to the home. In the home, the heat pump supplies heat and/or cold to the Indoor Unit. You pay a monthly rental fee to Eteck for this. An indication of these costs will be calculated and will follow in due course. 

Parking

Where to park?

At Oostenburg, it's all about people, not cars. No parking spaces in front of the door, but ample bicycle parking on the ground floor. Those who do have a car can park in the central Oostenbrug parking garage (Q-Park) around the corner. Dura Vermeer offers some parking spaces for sale, but parking spaces can also be bought or rented through Q-Park. With a conscious car parking policy, the island remains quiet, green and on the move.

Where can I park my bike?

Bicycles can be parked in The Bike Hub, the communal (locked) bike shed on the ground floor.

Finance

What does v.o.n. mean?

The abbreviation stands for freehold. This means that on top of the purchase price, the buyer does not pay any additional costs for transferring the property. These costs are covered by the seller, such as transfer tax, land registry fees and notary fees for the deed of transfer.

What is land and building interest?

This is the interest calculated from the date of agreement (or from a later date as specified in the purchase and construction agreement) until the date of execution of the deed of delivery at the notary. The percentage of this interest is fixed in the agreements. This interest is called conveyancing interest, and it is tax deductible. If you sign at the notary within the period specified in the contract, you will avoid paying ground interest.

Construction interest is the interest on the cost of building your apartment. You owe this to the contractor. If you join the project later, you will pay interest on the instalments already due up to the date you sign the purchase and construction agreement. The rate of this interest is also fixed in the agreements. This interest is called construction interest and is not tax deductible.

When do I need to have my mortgage completed?

From the moment the purchase/building agreement is signed, you have two months for financing. These are called the resolutive conditions. Of course, the selling estate agents can tell you more about this.

What other costs can I expect, besides the purchase price of the property?

The properties are v.o.n. This means you do not have to pay transfer tax, cadastral costs and notary fees for the deed of transfer. In addition to the purchase price of the home, you will need to take into account the following when purchasing:

- Notary fees (one-off) for passing your mortgage deed;
- Additional work costs and wall and floor finishes.  

You will also have the following monthly charges associated with the building after completion:

- VvE contribution;
- Your energy bill, including rental of the air-conditioning system.

What is an (VvE) Owners' Association?

When you buy a flat, you are automatically a member of the owners' association (VvE). The VvE takes care of the management and maintenance of the common parts of the apartment building. Consider, for example, the maintenance of the lifts, façade, courtyard garden and roof. 

What will be the contribution for the Owners' Association?

The owner's association contribution is indicative and will be determined by the association itself in due course. The fraction consists of the m² GO (surface area in use) and includes 25% of the outdoor space. We will be happy to provide you with a proper indication of the service costs at a later stage.
