How do I buy a home?

To help you prepare, we have set out the buying process step by step. That way you know exactly what to expect.

Leave your details using the 'register' button. That way you will automatically stay up to date with the latest news and all developments surrounding the project.

It is also worth reading the allocation criteria now, which are explained later in the sales process under the heading 4 - allocation. Depending on the phase the project is in, you can take various actions and view new information through your personal account. As soon as this becomes possible, you can submit your home preferences in your account. Please note: this is not yet an official registration for a home.

For questions about a mortgage or about financing a new-build home with a ground lease, you can turn to NEXTHome.

As soon as the orientation phase starts, you will find the current range of homes on the website, including floor plans and indicative starting prices. Take your time to see which home suits you best and submit your preference in your account by clicking the heart icon. That way you are well prepared once sales open and all you have to do is complete the registration form and make your final preference selection.

From that moment on you can also request an orientation meeting with NEXTHome, without obligation. Candidates who have had an orientation meeting are given priority in the allocation over candidates who have not. During the meeting, the NEXTHome advisers will discuss your housing wishes and your financial options. Based on your income, you will gain insight into whether a mortgage is feasible and what your expected monthly costs would be. That way you know in advance whether your preferred home is financially suitable.

Please note: an orientation meeting can only be requested once the indicative home prices are known. For any other questions about a new-build mortgage, you can always contact NEXTHome.

Would you like to be considered for a home in the project? Then complete the registration form as soon as sales have started and the registration period has opened. You can do this up until the moment registration closes.

Complete the form in your account environment in full and clearly indicate which plot numbers you prefer. You can submit up to 10 preferences. Think this order through carefully: because of the allocation criteria, it cannot be changed afterwards. You can also indicate that you are interested in comparable homes should your preferred homes no longer be available.

Please note: your registration is only final once you have signed the form digitally and pressed the 'Register' button before the closing date. Without this final step, your registration will not be included in the allocation.

Once registration has closed, our 'matchmaker' gets to work allocating the homes. The following criteria are applied:

  • Financial check by NEXTHome: If you have had an orientation meeting with NEXTHome and were told that your preferred homes are feasible and affordable, the NEXTHome advisers will pass this on in our system. You do not need to do anything yourself.

  • Maximum spread: Only submit the homes you are genuinely interested in, so that we can match your preferences as well as possible.

Have you been allocated a home? Then the estate agent will call you as soon as possible. No home? You will automatically be placed on the reserve list.

When you are allocated a home, you will receive a personal call with the good news. The home will be placed under option for you. Straight after that, we will arrange an appointment with the estate agent. During this meeting you will receive detailed information about the project, the home allocated to you, the financing options, the contract arrangements and the rest of the buying process.

Do you decide to go ahead with the home? Then a follow-up appointment will be scheduled to go through and sign the purchase and construction agreement.

Together with the estate agent, you will go through the purchase and construction agreement carefully. During this meeting there is plenty of room to ask questions about the content of the agreement and about the rest of the process.

Once everything is clear and your personal details have been entered correctly, the agreement can be signed. Congratulations, you have bought a new-build home - time to open the champagne!

After buying your new-build home, a meeting with the buyer adviser follows. During this appointment, all the optional extras and omissions are discussed. You will be given an explanation of the various possibilities.

Think of options such as an extension, changes to the layout and additional electrical points. This allows you to adapt the home to your personal living requirements.

The options you choose are recorded after the meeting and incorporated into the further preparation of the build.

After the purchase, the best part begins: creating your ideal home. Find inspiration, put together mood boards and think about the interior that suits your style of living. Choose your dream kitchen, bathroom and toilet, and add wall and floor finishes to the home if you wish.

At THUIS, the Dura Vermeer showroom, you will discover plenty of inspiration when it comes to colours, materials and living styles. That way you can furnish your home entirely to your personal taste and wishes.

The choices have been made, the land has been delivered and the work has been prepared: construction can begin! During this period we will of course keep you informed about the build, and you are very welcome to join the scheduled site viewing afternoons.
